Rezoning of property fronting East Andrew Johnson Highway was approved by the Tusculum Planning Commission Tuesday evening. The rezoning, which would allow for a medial office and additional retail outlets in that area, will require two readings and a public hearing by the Tusculum Board of Mayor and Commissioners before it becomes official.

Lynn Shipley, a commercial broker with TCI addressed planners on Tuesday, representing Dr. John Berry and his wife, as well as property owners Kenneth Lamb and the Teagues on behalf of the Buck Williams estate.
Dr. and Mrs. Berry are under contract to purchase property adjacent to the Zoomers market fronting East Andrew Johnson Highway in Tusculum.
Initially Shipley says, plans were to open a medical office in that location, but in order to meet requirements of Tusculum as it pertains to the tax revenue situation, the potential buyer has agreed to rezoning of the property from B1 to MX. That MX or mixed use zoning would allow for the medical office, as well as requirements by the City of Tusculum related to additional retail space in that location. Shipley told planners they don’t yet have specific plans pending rezoning.
Shipley did say however his group has already spent time with Jeff Taylor of the Greene County Partnership concerning retail recruitment for the site, understanding the need and want to move forward with something that’s beneficial to the community, as well as the new owners of the property.
First reading on the rezoning would be during the June 22nd meeting of the Board of Mayor and Commissioners with a Public Hearing and second reading on July 27th.
Pending approval of the rezoning, any additional retail outlets on that property would face similar approval by Tusculum planning and the full board.

DUPLEXES
In other action by the Planning Commission action was taken to clarify requirements of duplexes as it pertains to changes in R-1 zoning. That matter will also be presented to the Mayor and Commissioners for official approval.
