The Tusculum Board of Mayor and Commissioners met last night and approved the MX-2 Mixed Use District zoning (first reading).
This zoning includes light/medium industrial uses, restaurants, hotels/motels, convenience stores and more including retails services. According to the ordinance, no business within the district can be a nuisance or give off noxious matter or odor. The MX-2 Mixed Use District will not allow any of the following: terminals/truck stops, grocery/drug stores, fueling/gas stations, heavy industrial and manufacturing, no camping/mobile homes/RV parks, and more including any type of permanent residential use.
Mayor Alan Corley explained this was primarily suggested with the plan to apply that zoning for the Greene Valley Project. It would allow the property to utilize part of the land for mixed use. They will eventually like to put business offices. As mentioned in the past, the conceptual plan for the project includes a building for the Department of Intellectual and Developmental Disabilities and a Tennessee College of Applied Technology Center on another section of the 336-acre property. The back of the property will mostly be used for buffering. Tusculum Greenville and Greene County Industrial Development Board will be maintaining ownership of the property with the Chairman being Mayor Alan Corley, Vice-chair Mayor Kevin Morrison, and Secretary Tim Teague.
The board will have a second reading for the MX-2 Mixed Use District at their next meeting as well as a public hearing.
