An update to the Greeneville Regional Planning Commission by Town Planning Director Randy Davenport, his assistant Justin Schooley and Building Official Bert Seay this week indicates interest remains strong for residential development in the area.
During his regular staff report to planning commission members, Davenport said his department continues to receive inquiries from potential builders, especially for apartment buildings. Davenport has also had discussions with a property owner about requirements for development of a single wide manufactured home park within the city limits.

Final installation of the signal lights in front of the Texas Roadhouse property is moving forward and as required would flash for a week before becoming fully operational, possibly by the first of March. Davenport did admit there have been some fringe backups to Harlan Street nearby, and as the Foundation Point apartment complex is completed, some work will no doubt have to be done at that intersection as well.
JOHNSON FARMS
Developers of the Johnson Farms residential neighborhood off Rufe Taylor Road continue to work with the Public Works Department to correct issues in road construction in that development which have delayed having those roads added to the official street list and the services, such as police fire , etc. which come with that.
WHITEHOUSE ROAD DEVELOPMENT
Davenport says issues that came up during the Johnson Farms road construction have been lessons learned for both his department and contractor D.R. Horton, as it pertains as what is required by the Town for addition to the city street list. That should be helpful in D.R. Hortons next residential development plans on Whitehouse Road. A grading permit has been requested to begin development on that property to begin phase one , which would add about 100 homes. Phase two would bring the housing numbers to 290 plus homes on what is known at this time as the Bohannon property, based on the name of the former property owner. Planners gave conceptual approval to the White House Road project in January 2023. This development as well will call for an evaluation of the traffic flow in that area where White House Road traffic flows back into the ramps of the Baileyton Road.
