Members of the Greeneville Municipal Planning Commission met with Town of Greeneville Building and Zoning Department officials in a workshop Thursday night to discuss the town’s planning and zoning strategies.
REASON FOR THE WORKSHOP
Town of Greeneville Planning Administrator Justin Schooley said that one purpose of the workshop was to consider how the town could upgrade and modernize its development regulations and to get input from commission on what direction they would like the department to focus its efforts. Schooley also noted that the commission should consider if they would like to make small changes over time or carry out a large scale overhaul in one regulations package. Schooley pointed out that the town’s subdivision regulations, which were created in 1971, had not been updated since 2001. The town’s zoning ordinance last underwent major changes in 2015 with some small updates since then with the most recent occurring in 2022.
MAYOR CALLS FOR CONSISTENCIES IN CITY , COUNTY ZONING
Greeneville Mayor Cal Doty said he would also like for their to be some similarities and consistencies between the town’s zoning and the Greene County government’s zoning. County Planning Department employee Lyn Ashburn sat in on the workshop.
POINTS OF DISCUSSION
At the workshop the commission touched on the current zoning and subdivision process, key development scenarios, airport zoning overlay needs, examples from other communities, and a framework for modernization.
AIRPORT ZONING OVERLAY
The majority of the last hour of the nearly two hour long workshop was about the Airport Overlay District, which in essence is a zoning district for airports, and would require TDOT Aeronautical approval. Those in attendance voiced optimism in the airport ideas, and in possibly working with the county over adopting such a district.
