The Greeneville Planning Commission granted preliminary and final approval Friday morning of a site plan for development of new corporate offices for Marsh Propane.
PLANNING COMMISSION DELAYED MEETING
Action took place during the delayed meeting of the commission, which had been schedule for Tuesday, January 14 but was postponed due to lack of a quorum until the rescheduled date on Friday.
LOCATION AND ZONING
The location of the proposed development at 240 Baileyton Road is across from the current Marsh operations. The zoning district of the 3.45-acre site is M-2 (High Impact Use) Industrial and the proposed use for the corporate offices with propane storage complies with the M-2 district.
ACCESS
Primary road access to the new two-story 13,136 square foot office building will connect to Baileyton Road. The corporate office will include 37 parking spaces (4 handicap). Secondary access will use an existing gated entrance on the Baileyton Access Road.
TWO 30,000-GALLON PROPANE STORAGE TANKS
In addition to the office building, two 30,000-gallon propane storage tanks will be installed on the proposed site. The Development and Review Committee met on December 22nd to discuss the development and did not have major concerns. In addition to required state permits for the propane storage tanks, the Fire Department and Building Department is coordinating with the development for the propane storage to meet fire and building codes.
FAA LAND USE GUIDELINES
As an added bit of assurance about the planned development and its proximity to the airport, Development Services Director Andy Broyles had suggested, and the developer and owner followed through with, considering FAA Land Use Guidelines. That, Broyles said, assured the development is in complete compliance with all those acceptable land use and procedures around the airport. Broyles called those efforts are “a great example that we can make this work if we are just a little more cooperative and proactive in what we do.”
