The Greeneville Board of Mayor and Aldermen approved the rezoning of a portion of a property located on 1806 West Main Street and decided to table the consideration to fund the pay plan update.
A new Marathon Gas Station and Convenience Store, similar in appearance to the existing facility, will be added directly across the street. A public hearing was held at the meeting yesterday prior to the approval of the rezoning and a few residents that live along side of the proposed new gas station shared their concerns. Sharon Gauvuy of Pelican Lane says she’s been living in the neighborhood since 2007 and has made upgrades to her home totaling over $20,000. She stated all the new added businesses in the area are only decreasing the value of the properties in the community as well as hers and doesn’t believe it’s a good idea. Gauvuy said she didn’t attend the last meeting because she’s trying to sell her home and get out of that neighborhood due to these circumstances relating to new additions in the community. She thinks the new station and convenience store is an awful idea and doesn’t believe she’ll be able to sell her home.
One reason the new gas station across the street was planned was due to safety concerns regarding entering and exiting the station as well as accidents reported in that intersection. Town Planner Randy Davenport stated in a previous meeting that the new station will have a safer exit and entrance. Resident m Sharon Gauvuy states she’s lived there for a long time, drives in that community and has never witnessed any accidents or issues relating to the entrance. She says the old gas station isn’t even that busy and resident Charlotte Duncan agreed. She asked for a reconsideration of the rezoning because the circumstances were not fair for the residents.
A motion was made to approve the rezoning by Alderwoman Kristin Girton. She stated the only reason was because she’s also had issues entering and exiting that gas station in the past and knows it’s an issue but also due to the surrounding properties around the new gas station already being zoned the same. Alderman Scott Bullington seconded.
The new gas station will have two entrances off of West Main Street and one entrance off of Bird Circle. Some of the property will have buffering as it is required and a part of the site planning process. There’s been talk of possibly renovating the old gas station which was built in the 1970’s into a dentist office.
The pay plan update was tabled until the next meeting as more information with facts, background, a budget, etc. was needed prior to the board making an appropriate decision on the update.
