Location: 455 Van Hill Road Tax Map 18-N Group A, Parcel 21 – Bob Franklin (Appellant)

Discussion and consideration of two variance requests on a Mini Storage Addition development at the Baileyton Pharmacy site. Two variance requests were discussed in 2019, as well as the July 6^th 2023 Baileyton Planning Commission Mtg. An updated site plan was prepared for review from Azimuth Engineering, Inc. (6/26/2023) for 14’ side and 25’ front yard setbacks at the Baileyton Mini-Storage at the pharmacy site. Mr. Bob Franklin (Appellant) wants to extend the mini storage to the limit of the pharmacy building (needs 14 foot side yard variance), while also extending the mini storage to coincide with the existing lower level mini storage (needs 25 foot front yard variance).

Mr. Franklin’s site plan was originally approved by the Planning Commission on Aug. 2, 2018, but did not include the additional of units as proposed within the front and side setback. Planning Commission recommended BZA approval at their July 6^th, 2023 meeting.
