Plans about future development westward by the Town of Greeneville has led to renewed discussion about efforts to develop access roads in those areas.
At the Tuesday Planning Commission meeting, Development Services Director Andy Broyles and Planning Administrator Justin Schooley were discussing plans by B&H Garage Doors for construction of 5,040 square foot warehouse building on a current vacant lot near the GEA property. The plan was approved, pending TDOT approval of access to that site through an existing entrance pending site plan approval, which requires a TDOT entrance permit.
It was during that discussion that board members Ginny Kidwell with City Council and Mayor Cal Doty again discussed the possibility of access roads beginning with that project and moving westward. Broyles said such approval would first require the town to present a formal plan for development to TDOT. A more formalized plan will be discussed during the July meeting of the Planning Commission.
The town has discussed access, or frontage roads for some time especially on the east end. There has been some limited success, such as the road which runs in front of Texas Roadhouse across Harlan Street to the ALDI location before turning back onto East Andrew Johnson Highway.
Other access roads on that end would not be as easily done financially, in that TDOT has purchased road frontage from a number of property owners. For the town to create access roads in those locations, the town would have to purchase said property from TDOT.
On the west side as mentioned earlier, the movie theatre lot runs in front of Aubrey’s and will continue at new Holiday Inn Express. Discussion about additional access footage at the Kings Way building under construction has been met with hesitation from those property owners.
