Developers for the Texas Roadhouse Restaurant, located at the new ‘Shops at Greeneville’ site, could begin work before the end of the year.
The site along with other new projects is at the intersection of U.S. 11E and Harlan Street, across from Walmart. Planning Director Randy Davenport says the commercial development exceeded the occupancy limit of 300, so building plans need to be reviewed. The intent is to have Texas Roadhouse open by early fall in 2024, but plans are subject to change.
Preliminary and final approval was granted for a future Panda Express Restaurant, also in Shops at Greeneville, directly next to Texas Roadhouse. Developers plan to create two new parcels and a permanent ingress/egress easement for the benefit of future buildings developed on the site. That will provide movement and better flow of traffic. The developers at the Shops at Greeneville site have over 3 acres of land that still has not been used. Davenport said there has been no discussion on other developments at that location.
The Johnson Farms development has had to shift their plans and adjust products to serve the market coming in, according to Bert Seay, Building Official at the Town of Greeneville. Developers have noticed that people prefer single residential homes and are wanting to downsize, but there’s also an older demographic and a lot of retirees expressing interest.
