A site plan for the Texas Roadhouse restaurant in the new ‘Shops of Greeneville’ site was approved by the Greeneville Municipal Planning Commission yesterday morning.
The restaurant will be at the intersection of U.S. 11E and Harlan Street and will be on the same site as the Fast Pace Health Urgent Care Facility. Planning Director Randy Davenport said the developer owns that whole section from Urgent Care to Harlan Street. The developer is now planning to use a parcel of land for the new restaurant. No plans have been discussed for the Panda Express restaurant that is being planned for the site as well.
Davenport explained the building process for the restaurant could take about a year and would probably open in Fall 2024. Crews are breaking ground on grading, which could be done in about two weeks. The restaurant would be about 9,000 sq. ft. on about 3 acres and includes 221 parking spaces.
A traffic signal was discussed during the meeting. Traffic Engineer Cannon & Cannon performed a traffic signal warrant study which shows one is needed, specifically at the intersection of Serral Drive and U.S. 11E.
A frontage road will be added at the entrance of the new development through Harlan Street. This will also help with traffic congestion. The plan is to have the traffic signal set up and ready at the same time as Texas Roadhouse is ready to open. There could be a delay according to Davenport, due waiting on parts for the traffic signal.
